Please be advised that these are copies of the recorded Deed Restrictions, ARC Fee and ARC Guidelines.  They are NOT meant to be used to satisfy any legal requirements.    A certified copy can by obtained from the Charlotte County Clerk of Circut Court.

If you are planning on building a residential or commercial building in South Gulf Cove, it is vital to know that it must be permitted by South Gulf Cove Deed Restrictions.  These Deed Restrictions override county zoning regardless of the fact that the zoning and Deed Restrictions may not be the same.

 

Section 94 (PCH 094)- In addition to the above Deed Restrictions and Architectural Guidelines, properties in Section 94, have additional Deed Restrictions, ARC Guidelines and a Mandatory Property Owners Association.  Contact Mr. Dennis Fullenkamp for more information about these at (239) 995-4884.   Mr. Fullenkamp can also answer questions in regards to docks in Section 94.
