You can use the Charlotte County website ccappraiser.com to lookup your property to get the section.On the blue ribbon near the top left, click Record Search, click Real Property.You can search by address or owner name.After you select the record for your property, it's the first 7 characters of the 'Short Legal Description' (PCH xxx)If your property is in Charlotte County section PCH 058, 071, 078, 081, 082, 085, 087, 093, or 094then it is in South Gulf Cove and subject to the SGC deed restrictions.New homes, garages, improvements, fences, paint, must be preapproved by the Architectural Review Committee.You are also eligible to join the SGC HOA but membership is voluntary.Even if you don't join, you must comply with the community deed restrictions.Additionally, section 94 has its own mandatory HOA called the Waterview Property Owners Association.Owners in section 94 are still subject to the SGC deed restrictions.You can find more information by clicking here to visit their website.

HOA membership is only $120 per year, billed in January of each year.If you join later in the year, the first year amount is prorated at $10 per month.It's such a little amount to pay to keep up the deed restrictions,maintain your property value, and enhance the community.We also have a clubhouse you can rent inexpensively,a monthly newsletter, and many nice social events throughout the year.Please consider joining and supporting the community.

The best answer is MAYBE (it's not up to us!).Our HOA is voluntary so you might think an estoppel letter is not needed.But it's really up to the attorney doing the closing/title search.Many require the estoppel letter just to ensure nothing is owed.We process a lot of estoppel letter requests.

The SGC HOA does not carry a Master Insurance Policy. It is unnecessary per Florida statutes.The SGC HOA is voluntary HOA and is not a Planned Unit Development (PUD).Many mandatory HOAs are considered PUDs and under HUD,Fannie Mae and Freddie Mac guidelines, the title companies or mortgagor must obtain a Master Insurance Policy.The key provision here is "mandatory HOA.”For further information, click here to email the secretary.

Call the county Mosquito Control number 941-764-4370.Press 1 for Mosquito control, then leave your name and address on the recorder.They will spray the areas with the most complaints.

Many communities in our area have limited access to a true high speed internet service provider.Several years ago, our HOA researched vendors and secured a deal with Blue Stream to providefiber optic service to every property in SGC. Speeds from 100MB up to 1GB are available.Click here for more information.Another option is Century Link which uses older DSL technology over telephone lines.Speeds up to 50MB are available in some neighborhoods, depending on the distancebetween your home and the vendors junction box.Click here for more information.The only other options are cellular and satellite service providers.

The lock is owned and maintained by Charlotte County.You do not have to be an HOA member to use the lock, it is open to anyone.The county provides an operator during daytime hours, so approachcautiously until the operator sees you and opens the gate on your side (green traffic light).Do not block the flow of traffic, there may be boats trying to exit the lock.The operator will manage the flow of boats in/out of the lock often in groups up to 5 boats.For other hours, the lock is self-operated.The instructions, information, and contact info are here
